A leaking roof, slipped tiles or a damaged flashing can sometimes be dealt with through a targeted repair. Complete replacement becomes a different conversation when problems are widespread, recurring or connected with the overall condition of the roof covering and the layers beneath it.

When a repair may be enough
A repair may be worth investigating where the underlying roof is otherwise in reasonable condition and the problem is clearly limited to a particular area.
Examples can include:
- A small number of slipped, cracked or damaged tiles or slates.
- A localised flashing problem around a chimney or roof junction.
- An isolated leak where the cause can be identified and accessed.
- Minor storm damage affecting a limited part of the roof.
- A gutter, verge or other detail rather than failure across the main roof covering.
When full replacement is worth discussing
No single sign proves that a roof must be replaced. A proper inspection is needed. However, replacement may become a reasonable option when several problems are happening at the same time.
- Leaks or failures are appearing in several different parts of the roof.
- Repairs have become frequent and the same problems keep returning.
- A large proportion of the tiles or slates are deteriorated or insecure.
- The underlay, battens or deck are suspected to be failing more widely.
- The roof is being substantially altered as part of a larger renovation.
- The cost of maintaining a deteriorating roof is beginning to approach the case for replacement.
Age matters — but it should not make the decision on its own
Homeowners are often told that a roof has reached a particular age and therefore needs replacing. Age can be useful context, but materials, installation quality, maintenance, exposure and previous repairs all affect how a roof performs.
A specialist should be able to explain what they can actually see: deterioration of the covering, failed detailing, problems beneath the covering or evidence of repeated water ingress.
Ask what is failing
Before agreeing to a full replacement, ask the surveyor to separate the condition of the different parts of the roof.
- What condition are the tiles or slates in?
- Are failures isolated or widespread?
- Is there evidence that the membrane or underlay is failing?
- Are battens, decking or structural timbers suspected to need attention?
- Are flashings, valleys, ridges or chimney details contributing to the problem?
- What would a repair achieve, and what would it not solve?
Compare the long-term options, not just today's invoice
A repair will normally cost less than a complete reroof, but the cheapest immediate option is not automatically the cheapest long-term option. Equally, replacing an otherwise serviceable roof simply because one repair is needed would rarely make financial sense.
The useful comparison is between the expected scope and life of the proposed repair and the cost and scope of full replacement.

If replacement is recommended, compare the specification
“New roof” is not a complete specification. A quotation should explain what is being stripped, what new materials are being installed, how access and scaffolding are handled and how hidden defects will be dealt with.
