Edinburgh roofs are not all the same job.
A suburban tiled bungalow, a Victorian terrace and a traditional slate tenement can all be described as “a new roof” while requiring very different access, materials, detailing and coordination.
That difference is exactly why we ask project questions before trying to make an introduction.
Older, listed and conservation-area properties
Edinburgh’s historic roofscape can introduce additional considerations. The City of Edinburgh Council’s current roof guidance says listed building consent is required for alterations to roofs, and planning permission may also be required depending on the proposal. Repairs that match original materials and methods may be treated differently from alterations.
If the property is listed, in a conservation area or has traditional materials, tell the surveyor before agreeing the specification.
Areas we accept enquiries from
We currently accept Edinburgh and Lothians enquiries, including city neighbourhoods such as Corstorphine, Morningside, Leith, Portobello and surrounding areas, plus wider Lothian locations, subject to buyer coverage.
How much might it cost?
Published 2026 guidance shows full roof replacements commonly ranging from the mid-four figures into low-five figures, with slate, height, access, complex roof shapes and timber repairs pushing higher.
